I looked through hard rock.. the architects were a different firm..do you have photos or renderings of the projects.. I know you are stressed , but the movie business, the restauratnt busniess, the hotel dev business the residential business are all each a full time job.

I think you should begin asap with the island. you are wasting time, show me what you can do.. I have only seeen a real estate dev project with marginal returns. you can do better.

The drawings that you are looking at are all our drawings..every single one of them The hard rock Architect did the core and shell and stamped the set I am used to doing many projects...the restaurant can be done with my eyes closed...all I am responsible for is the design..you might want to meet the operations team...amazing! Your project will be my full time focus with a team please trust that I can do this I might get more people on my team. Well I think on paper you make about 6mm back per year on the bowery deal...this is based on doing 20 mm in rev on the basis of 30 rooms,F&B on 1st floor and roof,then selling the condo's you make half the investment back...and at the same time we launch a hotel brand...sell it to Hilton after 5/7 years The exit is to sell to a big brand.

The Lokita deal after 5 years with 4 locations you are making over 20 mm a year.lf we got to 10 doors it is a billion dollar business....sell this to a M&A group at the top of the next bubble.
