Obviously, Amerling thinks its a good idea for staging, berthing the barge and transport of the crews, and he is probably correct. 
 
Unlike Dohm's situation, there is actually deeded property to be purchased.  I have not seen the actual czm permit for the marina.  I have only seen the permit for the expansion of the marina, but we would subject our contract to the satisfactory completion of due diligence in any event.  I would obviously make sure that the contract is flexible enough for us to have complete discretion to walk if we so desire. 
 
There are at least three boats docked in the slips at the marina and I don't know to whom they belong, but we will find this out during due diligence.
 
I am not aware of any others interested in the property.  When I spoke to Camille DeCosta, she told me that a few people had recently been looking at the marina, but Camilla thought that the people were probably our people.   
 
Our offer should provide for a closing in 30 days to make sure that we have enough time to complete due diligence.  I would have Maria Hodge's firm do the legal work because I think Jamie has his hands full with extricating us from Red Hook and he still seems to be over extended.
 
I would recommend that we purchase this property and Dave Christopher's house with the same entity.  Note that this entity has two rental apartments, which would work nicely with George's idea.
 
 
I JUST GOT OFF THE PHONE WITH YOU.  AFTER CONFIRMING WITH CARLOS I WILL MAKE AN OFFER OF $1.5 MM FOR THE MARINA PROPERTY.  PLEASE PROVIDE ME YOUR RESPONSES TO THE FOLLOWING:
 
1.    DO YOU WANT TO ADD SOMETHING EXTRA TO YOUR OFFER FOR THE BOAT THAT IS 48 FEET, DOES 18 KNOTS, CAN TRANSPORT 25 PASSENGERS AND HAS AN ASKING PRICE 175,000?
 
4.    MAY I GIVE THEM THE COMFORT OF KNOWING THAT YOU ARE BEHIND THE OFFER, EVEN THOUGH THE C CORP WILL TAKE TITLE?
 
5.    GEORGE HAS CONCLUDED THAT A NEWLY FORMED C CORP SHOULD OWN THE RENTAL PROPERTIES IN THE USVI.  WHAT NAME WOULD YOU LIKE TO GIVE THE C CORPORATION?

I took the time to look this property over today. It is being sold along with a 48’ boat for an additional $175,000. Here is what we think of this property:

 

·         The property is in superior shape; it contains:

o        Two upper level apartments, one efficiency apartment, one one-bedroom apartment

o        A lower office and workshop, pristine clean

o        A licensed 2000 gallon diesel fuel tank and delivery system

o        A Dock, largely just redone in Trex with pilings which are in excellent shape

o        Enough space to park a few cars or to maneuver several containers

·         The dock is a direct shot to the channel from the lagoon out to St. James; it is in the most protected area on the island

·         The pilings can be adjusted to accommodate the new barge as a berthing location.

·         The dock can be used to on and off load containers on the barge

·         The boat makes 18 knots and could hold 25 people so workers could be run from here.

·         The facility could be used for maintenance instead of our setting up something on the island

·         Travel to LSJ would be through relatively calm water behind GSJ and it is probably a mile shorter distance from the facility to LSJ than from Red Hook

The septic system needs replacement. An aerobic digester ($6,000) would function well in its stead.  

 

I strongly urge JEE to take a run at this facility. It is ideal for his construction needs, people transport and safe barge berthing. The property presents none of the nonsense that plagued the Per Dohm property.

 

We anticipate delivery of the new barge very soon. We could get this place in shape very easily to accommodate it when it arrives.
