How are you?
 
I am writing to let you know that there is an interested party for the condo, but they are asking for us to pay the brokers fee for a less than a 1 year lease.  We would like to keep looking for a better proposal, but we are also mindful of Mr. Epstein's request and desire to quickly terminate the lease.  

 

Currently , Mr. Epstein 's rental contract is through December of 2008. In order to find an equitable solution, I suggest that we retain Mr. Epstein's security deposit, and apply it toward the brokerage fee for the new tenant.  Thereby ending Mr. Epstein's rental commitment effective immediately preceeding the new tenant's contract, which can be anytime between now and end of November. 
 
As for the carpet cleaning, repainting and repairing the walls of the unit and the disposal of the paraphernalia in the bathroom , we will absorb the cost.
 
If this is acceptable to Mr. Epstein, please confirm in writing, and we will proceed accordingly.
