I had a talk with my partner Alain Maillot about Hotel Lambert. It seems to us that 55 – 60 millions € for Hotel Lambert is not, after all, such a high price given the square footage of the estate (around 2000 m2) and the dimensions of the basement storage area (350 m2), plus the fact that it is a unique place with many classified wood panels, chimneys, doors, etc.

 

A client of us has just bought a house in Monaco for 50 millions, a place where the prices are high but the house (around the same dimensions) is certainly not as prestigious as Hotel Lambert.

Thank you for your e-mail. I have just spoken to Nathalie Garcin. She told me that she spoke with the family and that it will only sell at 60 millions. I asked her whether there would be a possibility to make the deal between 55 and 60 and she said no.

 

Of course, they may change their opinion within a few months if they don’t manage to sell the property for this amount, but she thinks that it will unlikely be the case. If you want to buy now, she suggests that you send a proposal for 60 millions with both a fax and a letter signed by you (would it be the case, I draw your attention to the fact that the final price would be around 66 millions taking into account the various taxes. Chardon can give you the precise figure).

I am at your disposal for any further information you may require.

Juan Pablo Molyneux gave at your request my phone number to Nathalie Garcin, the real-estate broker, who called me this afternoon. She confirmed that a first offer has been made for the acquisition of Hôtel Lambert, but I don’t know the amount.

 

She also confirmed what I told you in my e-mail of yesterday, i.e. that the sellers would not accept that the granting of the authorizations (for the works to be performed in the house, etc.) be a condition for the sale.

 

Nevertheless, everybody, including Chardon Law firm, agrees that the various authorizations will not be very difficult to obtain. For example, legally speaking it will not be difficult to obtain an authorization for using Hôtel Lambert as the seat for a foundation or as a place for a foundation.

 

The only problem is that it will take some time to obtain the various authorizations and that in the meantime, Hôtel Lambert will likely be sold.

 

All the potential purchasers are faced with the same problem, which is usual for a “classified real-estate”.

 

As far as they are concerned and as usual, the sellers want to sell the building as it stands, without taking into account the projects of the purchasers.

 

The problem is to know if you wish to make an offer for acquiring Hôtel Lambert now, and if so, for which amount? I am not in a position to give you any advice on this point.
