She's ok, no hard time, she seemed nervous with the process I guess, maybe her previous experiences with other officers. Was just trying to figure out the address here cause it was a different address on her declaration.

I saw a few good ones that needed a little rehab that were in great areas, that would allow me to capture instant equity once it's brought up to the comparable homes in the area. The rents there are strong as well. The Realtor will send me the specs on them then I can determine if it'll cash flow positively.

you need to be very local. each area is different. some to far west. too many mosquitos.
