Yes. You are not talking about a top of the line home cinema David Geffenish "screening room"....you are talking about a small (10 seats?) stand alone commercial movie theater? You know they do not use film anymore. It's DCP?

I will figure this out asap. It is late, as I am on Patmos, Greece. Going to Paros on Monday, Aug. 15th and back in Southampton Friday, Aug. 18th.
We have 6 screenings in the Hamptons till Labor Day...then I go to Telluride Film Festival and on to the Toronto Film Festival. We have never been busier in August and are booked almost every day in September already. Knock on wood.

Where are you?
Working closely with my decorator. My apartment is going to be so chic...but this a long difficult project. The decorator wants to make me so happy that I am working as hard as her to help her help me. I am going to be out of my apartment till November. I have re-done everything from electric wiring, air conditioners, bathroom fixtures and a new kitchen. I actually made the appliances smaller and the eating area bigger.
I have lived there for 30 years and had not upgraded for 20. Sounds worse than it is. I am not over doing it....but if I get hit by a bus tomorrow, Mattie can sell this potential jewel box in a day. I am very excited about the apartment.

I survived the three birthday parties and returned the tasteless gifts for stuff double the price.

I would do a few more. You never know when you will start reproducing. I would do 20 very comfortable lounge chairs or big reclining couches.
I think you want a stand alone building...with a 40 foot screen...

Are you wed to 12? Think about a few more....or to have the room to bring in a few more smaller chairs. Once the bricks go up, it tough to enlarge seating.
