i know you approved already however i wanted to send you all facts that i am aware of so there are no surprises
- Window Functionality
currently you have horizontal rollers (see picture 1 below) unfortunately horizontal rollers are no longer made in wood mahogany
Hartman (original bid from dan labonte and vendor that supplied LSJ) proposed a wood mahogany outswing casement window (see picture 2 below)
bid was 22,250 before other work, permit fees and gc fees -> projected cost 298,000
Coastal proposed a wood mahogany tilt and turn window (see pictures 3 & 4 below) Proposal was for windows to tilt and turn in (picture 3) however if you do not like they can tilt and turn out (picture 4)
Scott from Coastal believes the tilt and turn in is a better design negotiated bid is 90,000 before other work and permit fees -> projected cost 125,000
- Next steps
a) wire requested is 50% of materials and permit fees or 32,727.83 along with signed contract
b) shop drawings will be ready in 2 weeks for your review
c) file for permit
d) order windows (12-14 weeks)
e) install windows (2-3 weeks)
Projected completion date November 1 - 15
- Other contractor work required
Drywall / Stucco repairs
Repaint trim and walls around windows
Protection
Remove any window treatments and put back when completed
Remove any art and furniture
Alarming of new windows
Removal and reinstall of storm shutters

- Other Notes
a) Windows will be staged in garage bay at 358 el brillo
b) Windows (interior and exterior) will receive 2 coats of primer and 2 coats of topcoat
c) Hardware for Multipoint lock system (medco or tricoat) - you will choose at time of shop drawings (satin nickel, oil rubbed finish)
d) Framing currently is 2.5 inches thick and new window frames will be 3 inches thick
e) Currently we do not have screens and they are not proposed in bid
f) Warranty - 1 year on installation and 10 years from manufacturer for failure in workmanship
g) House to be painted after windows are installed (3-4 weeks)
