were the 11/3 F1 or F2 schemes close enough to your concept to have Gensler take one of them to the next level and contract? also should they be producing a schematic for the SPA to review

Hi Gary,

Attached is our proposal for the pool area and main residence. This is to develop the current scheme, for just this area, to a Schematic Design level. Once that is done, assuming there are no major changes, we will provide a separate proposal to prepare construction documents and engineering as necessary. This will simply the CD phase, and simply the work of any required consultants.

I am working on proposals for conceptual design services the Spa and Guest Cottage, and will send them on Monday.
