You have no idea how you lifted warren's spirits with your phone call. Think about it, first time in 40 yrs you guys visited at length. Jeff, call him a couple of times a week. Stay in touch with him. He needs to know we are around him. Frog's been solid.

Another subject, I'm going to look around PB for a tear-down house or lot to build on. Not Ocean drive or anything in your immed area, but a nice lot in a good spot for a modern home with architectural significance. Do you know Calvin Klein's ex wife, Nancy (not sure) Klein? Her PB home is exactly what I would do. 3000 sq ft or smaller.

Anyway, this could be my next "project". Will you be in NY dec. 18th? Take care, TK
