I would do a few more. You never know when you will start reproducing. I would do 20 very comfortable lounge chairs or big reclining couches.
I think you want a stand alone building...with a 40 foot screen...
OK. On it. 12-20 seats/40 foot screen. Don't you want the building to blend with the estate? We are not talking a Marquee with lights? But we are talking candy counter and popcorn maker.

Are you wed to 12? Think about a few more....or to have the room to bring in a few more smaller chairs. Once the bricks go up, it's tough to enlarge seating.
