Need to know the terms of the offer. Cash closing? When? Contingencies? But in the meantime, I have to tell you that an offer clearly $700k less than list is going to insult the builder. This home is worth every penny of the $3,250,000 asking. Could it be had for $3.15? Maybe. But to start the process at $2.5 is a mistake. I do not believe it will elicit a response from the seller. Please re-think it and let me know. Thanks.
