Hi Sarah,
   Livable, probably not, as in by that time all doors to the Estancia would most likely be removed, Kitchen & TV room may be complete, but custom moulding not due until the week of the 19th. Bedrooms will be OK. I can keep giving you updates & if the weather holds we may get ahead of the game.
There is of course the Lodge which we completed painting last week & is up & running
   Brice & I have also requested vacation time that week, although it seems that we are the last on the list for that.
I will keep you updated
