electronics, etc. It will take many days to do
inventory when I am at the
chateau. I won't be able to do it from San Francisco
where I am now. What I
can do is to give you a list of larger antiques
items and if we can come to
an agreement, we can then meet at the chateau and
get to the details. Are
you interested in buying the furnishings, all of
them or part of them? There
is tax advantage of buying personal properties. We
can tentatively put a
value of 5 million euros pending an appraisal of the
antiques, art,
tapestries, Savonnarie rugs, statures and paintings.
We can make adjustment
when we have more precise valuation. The 5 paintings
by Francois Boucher in
the dining room dates to 1723 and they are very
valuable. There are many 17
Century statures that are very valuable too.

There is no lien on the property except one loan
with Credit Agricole. The
current balance is around $2.5 million. Interest
rate is 4.2% fixed for 15
years payable every three months. The loan started
in July 1999. The loan
will be completely paid off in 8 years (2014).

My attorney and notaire who handled the purchase is
Mr. Christian Lefebvre
of Lefebvre, Bisson & Beghain.

The chateau was classified Historic Monument since
May 28, 1942.

The land is 77.09 hectares (188.87 acres).

The vehicles are a 1996 Bentley Turbo-R and a 1989
Mercedes 300TE plus some
garden vehicles.

I am planning to buy a villa on Lake Como, Italy as
my next vacation home. I
am motivated to sell Villette. If you and Mr.

-My operating expense is at the minimum since I only
put one person in my
payroll (the gardener who gets 1,500 euros per
month) and the rest of the
staff are hired in as need bases. The chef is 200
euros per day to cook
three meals for any rental guests (the average
rental group size is 20
people). The butler is 15 euros per hour and
housekeeper is 10 euros per
hour.

 

-The utilities are very reasonable except heating
fuel in the winter months
if the chateau is heated with full heat. I keep the
heat lower when nobody
is staying at the chateau in winter months. Water,
telephone, electricity
are all very in-expensive. Heating fuel is about
9000 euros per year. My
accountant can give you a copy of expenses if you
give me a fax number where
I can fax it to you.

 

-The property tax is very low, around $8,000 per
year due to the agriculture
use and the Historical Monument status.

 

-I purchased Villette in July 1999, title is held
under my personal name.

 

-Renovation from 1999 to 2001.

 

-I have a $4 million mortgage at 4.2% fixed rate for
15 years started in
1999. It has 8 years left. The current balance is
less than $2.5 million.

The extent of the RENOVATIONS; roof? electrical?
etc.

 

The remodel was extensive from July 1999 to
September 2001 and various work
done after that. They included but not limited to
below: (I have huge boxes
of remodeling work papers, receipts and work orders,
etc.)
