FW: Epstein Residence/ Mechanical Inspection 2/19 - 2/21
To Mr Epstein, Ms. Maxwell & Doug,
The following is a summary of my visit to El Brillo residence, the systems I checked, and the additional modifications that are needed to fine tune the HVAC system.
The new stainless steal BAC cooling tower (capacity 32 ton) is a tremendous difference to anything that was on the property before. This has been properly engineered with a variable speed drive fan motor, runs beautifully, and the chemical treatment they are using is doing a great job. Of course with such a good piece of equipment keeping up on the preventative maintenance and chemical treatment is very important being this is an open sump and tower system.
Checked AC installation in new Cabana building, this new installation was also done properly. I could not find any problems with air volume noise and both rooms, gym and office side, have more than enough capacity to pull the temperature in both areas down very quickly. This system was also very well engineered by Cassidy AC.
New dining room addition, checked new air handling unit for kitchen and dining area. Installation was flawless, found no problems with unit maintaining perfect temperature and no issues with air volume noises.
Checked communications room for heat problem. Due to the additional communications equipment and rack system which was installed this room now has a very big heat load. When I arrived at the residence I found all thermostats in house set to auto which cycles all of the AC units and AC fans on and off to temperature so when the hall way on the first floor reaches 70 degrees it shuts the air down in the communications room causing the room to over heat. To resolve this issue when Mr. Epstein is out of residence I instructed Yanush to leave the first floor thermostat closest to the main staircase always in the on position.This will supply constant air to the communication room also an additional vent may need to be installed in the entrance door to the server room or under cut the bottom of the door to allow air circulation in the room.
Checked all AC units in entire house for set points and temperature accuracy, all units were maintaining proper set point and room temperature. also, when Mr. Epstein is in residence all units that supply the house fan units should be set on the thermostats to the on position and not auto to assure a constant volume of air in the entire house. When not in residence the auto mode should be used to reduce energy costs.
The following is a list of problems I found with air volume noise on some return and supply vents. I addressed these issues with Randy Weissbach of Cassidy AC.

It was good to finally meet you after all these years and put a face to the
name.I appreciate your insight to improve the work that was done.
My understanding of our job survey is to fine tune the following issues.
(1) The media room door should be undercut about �� or a door grille
should be added to assist air flow cooling the media equipment. Doug should
make the decision as to which approach is employed.(2) We will replace the mesh in the foyer return grilles to reduce the >air
noise.(3) We will remove the air damper in the grille above the office desk on
the first floor.(4) I will suggest replacing the return grilles serving the Second Floor
Stair Hall and the Master bedroom using 12� x 18� Cube Core type to reduce
the air noise. These grilles are special order and will take eight weeks to
receive. I will see if I have a sample for Doug and Drop it by the house
this week. Mike will have it.(5) We will reduce the fan speed in the Air Handler serving the second
floor North East bedrooms to reduce the air noise at the grille in the >North
