I saw the space with Amerling. He says the space is great and even more than he needs. However, Chris Petty told us that no smaller space is available. The current tenant is willing to sell the furniture, phones, etc. Chris Petty attached the AYH's terms, but, given our new relationship with AYH, I do not know what role, if any, Chris or I have in discussing terms. The space will suit our needs, needs some minor clean up and provides us with the ability to acquire existing equipment and set up shop with relative ease and quickness. THe tenant is going to provide me with an itemized list of furniture, phones etc that the tenant is willing to sell. We could get the space as soon as a week from Friday if we want. Please let me know how you wish for me to proceed and if terms are to be negotiated what terms you want me to offer.

It has come to my attention that Mr. Epstein is looking for additional office space in our mall. I have only the following space available:

Suite A2-7 located on the second floor of A-Building, above Burrito Bay Deli
885 square feet. The ceilings are vaulted and a comparable space has been lofted to create an additional 500 square feet
$32.00 per square foot base rent
$4.25 per square foot base CAM Fee
$25.00 monthly garbage fee
2 months security deposit
5% or CPI-U index annual increase
2 non exclusive parking passes

The space is built out as an office but could require additional build out to suit your needs. Please let me know if you would like some digital photos or one of your associates in St. Thomas would like to view the space.
