When one of you has a moment - could you please let Mr. Epstein know that the ex Lycee house at 12 East 73rd Street is going to be coming on the market shortly.

The house has good bones, is well located and has the bonus of being in close proximity to 9 East 71st Street.

In terms of condition - I have not yet seen it but understand that it has been in the process of being renovated so at least the mechanicals should be in order. As for price - I believe that the ask is going to be $22.5 million which is not that far off given recent comparable sales in the low $20 millions and upper teens.

Let me know if this house may be of interest to Mr. Epstein - if so I will make arrangements to show it to him before it comes on the market.
