Thank you for the information regarding the window
quotations. I have
the following comments:

We are obligated to compare quotations in our
scoping
activities; have competitive quotations been
obtained here? The pricing
here is at least 3 times the amounts which we were
paying for the
systems at the Ritz when we were building those
units; we believe that a
competitive solicitation should be conducted.

While the glass may meet Dade county standards
the Dade County
approval process covers the windows as a system,
frame, sash and
installation; since the window is a custom one-off
window it will never
will be certified because custom work is too
expensive to test and
certify.

Some other comments on issues which you may have
covered with
Mr. Epstein, if so ignore them:

a. Out swinging casement windows are
problematic here; they
catch the wind which damages the hardware; moreover,
if they open out
over deck area outside they take up space; these
windows also let in a
lot of water in a sudden showers; awning windows, in
contrast, provide
air circulation and are not vulnerable to rain; I
have some awning
windows at my house which have not been closed for a
year.
b. We prefer PVC cladding here because aluminum
finishes
can become pitted over time; perhaps the quality of
the finishes here
can overcome this problem, but you can never
underestimate the harshness
of this environment right next to the sea.

There is no question that this company can do good
work. The entry to
your offices featured in their web site and the
other applications shown
there are impressive. We would not be doing our job,
however, if we did
not make this recommendation.
