Fwd: The High Priced Water Point Home

Attached is the refresher of the water point house listed for 6.5 mm.  Best neighborhood on St. Thomas.  Gated.  24 hour security.  Turnkey.  Nothing required to move in.  No renovations needed.  Largest house.  Most amenities.  Has enough rooms under same roof for the kids and us and visiting family.  Has a separate apartment for live in help.
 
But . . . . extremely high price.  Seller not actually listing the house on MLS, and according to Sharon seller not motivated to sell by cutting price all that much.  Seller Wouldn't even counter at 5 MM. Seller won't consider renting.
 
If price and resale were not a consideration, this would be the neighborhood and house that we would choose out of the houses we have viewed.
 
Most importantly.  I do not want to be piggish.  My goal is to make myself more useful to you by being on St. Thomas; it is not my goal to get the most living space in exchange for moving to St. Thomas.  I want to do what would be helpful to you and do not want to add more issues for you to deal with such as reselling this house if that should become necessary, which is why we did not make this a serious choice for you to consider.  It is however, one of the houses that we could move into without any additional work.
 
At this point, then, the only houses that we can find are:
 
This water point house.
 
The Havencrest house in Bakkeroe
 
CoteSud - A note about Cote Sud.  The house could be tweaked to provide us with a very comfortable and pleasant place to live.  We do like the house, so we are not just saying stick us here to be ridiculously cooperative. 
 
On the negative side, the house is not located in a premier neighborhood.  It is not a bad neighborhood.  According to JEanne and Sharon it is safe for us to live.  It has solid booking as a short term rental villa and commands short term rents at the higher end of the rental scale; it's just not a premier neighborhood.  Sharon claims it is the most expensive house in the neighborhood and, if we are concerned about resale, we should be very careful about purchasing this house for much more than 3.1 MM.  It is currently listing for 3.9 mm.  Last year, Sharon tells me, the seller refused an offer for $3 mm, but only because there was a second corporate seller who was indicating that it was going to purchase the house for more than $3 MM.  When the corporate purchaser did not work out and the seller went back to discuss a sale with the $3 MM purchaser, the $3 MM purchaser had already found another house. 
 
On the plus side, Cote Sud can be turned into a 5 BR house by transforming the GYM and Laundry room on the first floor into a bedroom and bath and building a small laundry room extension outside of the kitchen, which the Builder had already been considering.  In addition, the kitchen and living room on the main floor requires installation of a a/c splits.  I am advised that all of this could be done for less than $100,000.  There is level space on the exterior for the kids to play and the house is located behind an electronic gate.  Overall, however, the house is pretty on the inside and does not need much in the way of renovations.   
 
Michelle and I looked at two more houses today, but they turned out to be disappointments.  So right now, Water Point, Havencrest and CoteSud are the only places we could find.
 
As you can read from the last message I got from Sharon that I forwarded to you.  Sharon is quite reluctant to tell the seller that we would only offer 2.5 mm for Havencrest for the limited 5 day period.  Frankly, my analysis is the same as yours although I am not sure that the market value is as low as 2.5 mm, but I don't believe that it is more than 3 MM, which was already rejected by the seller.  So, under the circumstances, I am not optimistic about this as a reasonable choice and am not particularly concerned about alienating the seller like sharon is.  If the seller gets pissed.  Who cares.  Noone else is even nibbling on this deal so . . .
 
So this is where we are.  Wish it were easier, so you did not have yet another thing on your plate to worry about.  Sorry I can't find anything easier..
